In yhe south part of the city, the 9th arrondissement is the gateway to the Calanques national park, which is a favourite area for hikers, climbers and water sports enthusiasts. The Cabot district, named after the Provence dialect word for a dry-stone hut, 'Lou Cabot', stretches out from the foot of the Marseilleveyre Mountains, which are a veritable natural barrier to the city's southeastern flank. The area, which is well served by public transport and urban boulevards connected to major roads, is near to shops, schools and healthcare establishments.
At the end of a no-through road, far from the hustle and bustle of the city, this property can be entered through a finely crafted ironwork gate. A drive runs firstly alongside a swimming pool and then passes through the landscaped garden before reaching the villa, tucked away behind the foliage, which provides welcome coolness during the hot days of summer.
The property is made up of three sections in an inverted U-shape, all with roofs made of interlocking tiles. The facades are perforated with large windows fitted with wooden panels or shutters, in need of restoration. The rooms on the ground floor are either paved with terracotta tiles or cement tiles. The house is equipped with electric heating and air conditioning.

The solid wooden entrance door adorned with moulded panels, finely crafted ironwork and a traditional knocker, at the rear of the patio between the three parts of the building, opens into an approximately 18-m² hall, from where two symmetrically laid out doors open into the wings on either side. Beyond them, the hall narrows to accommodate a lavatory before widening again into an area with other doors into the two other buildings. The door situated to the west leads to an around 18-m² kitchen, after which the corridor finishes at the door to the approximately 27-m² garage. The kitchen features a traditional style typical of the 1970s and 1980s, with dark wood furniture, sideboards and light-coloured floor tiles. It is generously bathed in light through windows and French windows.
The upstairs
The staircase situated in the west wing climbs up to a landing where there are four doors. The first leads to an almost 6-m² bathroom, while the next, on the same side, opens into a lavatory. The one in the centre opens into an approximately 16-m² bedroom boasting cupboard space all along the northern wall and opening to the south onto an around 3.4-m² roof terrace, initially designed to be fitted with glass domed roof. The last door leads to another bedroom with an en suite bathroom on its northern side and a 5.5-m² roof terrace to the south, which can be reached through a double-leaf glazed door.The west wingIt includes an approximately 66-m² lounge that is generously bathed in light. A fireplace wih a slightly wavy mantelpiece occupies one of the corners in the room and has a built-in log store. The floor is paved with terracotta tiles, while the ceiling boasts exposed beams.
