The town of Arcachon, in the southwest reaches of the Gironde area, of which it is a sub-prefecture, was created in 1857 when part of La Teste-de-Buch was split off from the rest of the muncipality. It is an integral part of the former province of Gascony and falls within the Pays de Buch sector, the Landes de Gascogne plains and Landes Forest. The town is a seaside resort and fishing port. It is bordered to the south by the municipality of La Teste-de-Buch - in which the resort of Pyla-sur-Mer extends onwards from Arcachon - and to the north by the Arcachon Bay,
which is near to Bordeaux as well as the Landes area and is a veritable gem of French natural and cultural heritage. It boasts many landscapes: oyster ports, fine sandy beaches, pine forests, the renowned Cap Ferret peninsula, the famous Dune de Pilat... The ten towns and villages set around it - Arcachon, La Teste-de-Buch, Gujan-Mestras, Le Teich, Biganos, Audenge, Lanton, Andernos-les-Bains, Arès and Lège-Cap Ferret - offer a wide range of experiences less than one hour from Bordeaux.
This approximately 140-m² single-storey house was built in the 1980s and is tucked away in the peaceful and much sought after setting of Arcachon, especially in the calm neighbourhood where it is located. Its sober pink cladded façades beneath a roof of half round tiles are in good condition and punctuated by rectangular windows with rendered frames, ensuring the interior is bathed in light.The house includes a large living room, a fitted kitchen and a storeroom, plus three bedrooms, one of which has wardrobe space and an en suite bathroom. There are also a shower room and a lavatory. Thanks to an awning near to one of the picture windows in the living room, the dining area can be extended outside in spring and summer. As with the main section of the building, it is topped by a hipped roof that is in good condition. The edifice boasts two patios as well as a long balcony. It possesses a carefully maintained landscaped lawned garden, dotted with trees including a very large palm tree. Lastly, due to the slight slope of the land, half of its surface stands over a garden level, in which there is a garage, which could be easily transformed into further living space. The house A small-paned, glazed door with two asymmetrical leaves opens into the entrance hall, which, to the right, leads to a large, dual aspect living room, with a brick and stone fireplace, as well as a fitted kitchen and storeroom. Also to the right, a corridor leads to three bedrooms, one of which has wardrobe space and an en suite bathroom. There are also a shower room and a lavatory.All the rooms are fitted with sliding, double glazed patio doors and windows. They open on one side onto the patio that leads to the garden to the southwest and on the other to the balcony that runs along the main façade to the north.The flooring is entirely made up of large, off-white tiles whose timeless tone brings brightness to the rooms. The smooth ceilings of appreciable height underline the house's architectural sobriety. The walls are painted in pastel shades and can be easily adjusted to come into line with the future occupants' tastes. The garden level Thanks to its openings facing north onto part of the garden, the approximately 70-m² garage could be transformed into further living space. It has plenty of conversion potential and could house a guests' room, a separate studio, a study or a home cinema room, for example.
