This property is located in the wooded countryside of the Sarthe Valley in the Pays de la Loire region, in an environment that is both rural and rich in cultural activities: excursions to chateaux, visits to gardens, attending opera festivals and enjoying music concerts. Many food shops, markets and boutiques can be found in a nearby village. Not far away, the towns of La Flèche and Sablé-sur-Sarthe are home to all essential shops and services. By car, Le Mans, Angers, Laval and Paris are respectively 40, 45, 60 minutes and 2 hours 45 minutes away. From the train station in Sablé, which is 25 minutes away, Paris, Rennes and Nantes can be reached in 1 hour, while Le Mans, Angers and Laval are 20 minutes away. Nantes international airport is 1 hour 45 minutes away.
A country road bordered by meadows, small woods and hedgerows leads to the property's entrance, where a wooden gate opens into a tree-filled garden and a courtyard, which in turn leads to four buildings: a renovated former farmhouse that is the main residence, former pigsties and two barns, all of which have been restored. One of the barns could be used as accommodation. The main residence, which boasts four bedrooms and three bathrooms, faces southwest to the courtyard, while to the northeast it overlooks an orchard. It is possible to create a further bedroom and bathroom. The two-storey edifice, one of which is beneath the rafters, boasts rendered and partially exposed stonework as well as arched openings with brick surrounds, which is a typical regional feature, while the rear facade possesses a covered area. The gabled roof made of modern tiles is punctuated by three gabled dormers on the courtyard side and three skylights on the orchard side. All the windows are double glazed, except for the dormers. The buildings are surrounded by a garden and meadows over more than 3 hectares with a large pond.
The houseThe ground floor boasts vast rooms, with a more than 60-m² lounge in particular, and the floors are paved with modern tiles. A wood-burning stove has been installed in the fitted kitchen. Next to a ground-floor bedroom, there is a shower room and a separate lavatory. Two staircases climb to the top floor, which has sloping ceilings and wood strip flooring. It is made up of three bedrooms, an office or a fourth bedroom, a bathroom and a lavatory. A remaining space could be converted into a bathroom. The outbuildingsThey are all renovated and made up of two barns and former pigsties, as well as a storage hanger sheltered from view. One of the barns houses a large summer lounge looking out onto the landscape. The equestrian facilitiesThey can be found on the edge of the property and cannot be seen from the house. They are made up of a floodlit 30-metre by 23-metre riding area as well as a 30-metre by 40-metre dressage area. Both have sand/fibre flooring. A part of the meadows is enclosed by wooden palisades and electric fences to form paddocks. One of the former barns houses a separate saddlery and three looseboxes. There is also an exterior showering area. The surroundingsThey are made up of a well-maintained garden, with shrubs and a selection of trees, such as willows, cedars, maples, Japanese bush cherry, as well as an orchard and meadows. An almost 1000-m² clear water pond into which a spring flows boasts a wooden jetty and can be enjoyed for swimming or fishing.
