In Carqueiranne, in the peace and quiet, ten minutes on foot from the beach, 2 houses on almost 3 hectares of land with a panoramic view of the sea, a tree-filled garden, swimming pool and ponds.
This property overlooking the sea is located in southeast France, in the Var area, in a peaceful residential district of Carqueiranne, just 2 km from the town centre and the marina. The Maures plain shapes the landscape to the north, while to the south, the Almanarre beach, Giens peninsula and island of Porquerolles form the sea blue horizon. The Pradon beach and its nearby small, wild coves are only several minutes away on foot.
All essential shops, services and facilities are within close reach, less than 1 km away. A high-speed rail station with TGV trains to Paris is just 30 minutes away by car. The Toulon-Hyères and Marseille-Provence airports are respectively 15 minutes and 1 hour fifteen minutes away.
Farm greenhouses line the small coastal road that leads to the automatic gate at the main entrance to the property. The largest of the two houses can be reached to the right via a steep, light-coloured concrete track after approximately 150 metres, sitting in lush green surroundings. A paved path leads up to the entrance of this single storey house which is tucked away in the lush greenery.
The villa boasts a large basement with a garage extending off it and is surrounded by patios on three sides. It underwent a complete renovation at the beginning of 2010, possesses a roof made up of terra cotta half-round tiles and has ochre coloured rendering. This south-facing rectangular construction with a tower in the middle is set against the rocky hillside and covers total floorspace of almost 186 m². The second smaller single storey house with floorspace of approximately 120 m² can be found fifty metres to the left and boasts a south-facing patio as well as a parking space. It was built several years after the main house, in the middle of the 1980s.
Lastly, the remarkable garden was created by the current owner and contains many different Mediterranean plant, shrub and tree types, including around 100 palm trees in almost 3 hectares. Uninterrupted views of the sea close by can be enjoyed from the sloping wooded grounds, in which there are two ponds and a swimming pool.
