Located less than thirty minutes from the city of Angers and its high-speed rail station (with a dozen daily trains to and from Paris in 1.5 hours) and approximately 5 minutes away from shops and services, the house, from its slightly elevated position, enjoys incredible views of the surrounding rolling and wooded countryside.
Accessible from a country road, followed by a lane that leads to the property's entrance, the house, built in the early 2000s, is nestled within more than 7,000 m² of grounds. Featuring two additional constructions that were added later on that decade, in front, an immense bow window faces the bell tower of the neighbouring village and the surrounding countryside, while, in the back and accessible via a hallway, the other part of the dwelling includes a 10 x 4.5-metre indoor swimming pool and its pool deck. As for the three-storey house, one of which is a basement level, with a total inhabitable floor area of 245 m², it stands within the midst of well-tended grounds planted with many trees, including mature fruit-bearing varieties. With a portion of the grounds allotted to a vegetable garden, a well and a cistern, used to collect rainwater, provide water for the grounds, while the whole is illuminated by outdoor lighting and a lean-to, of approximately 30 m², provides storage for the garden's equipment. The Dwelling The ground floor The entrance hall provides access to a kitchen, a living room and a small corridor with many built-in storage cupboards, which leads to a laundry room, a lavatory, two bedrooms, a shower room, a bathroom with a shower as well as a hallway towards the building with the swimming pool.
