The property lies in the north of France's Finistère department in Brittany, set back from main roads in a bucolic backdrop, yet close to towns and the coast. The town of Lesneven, which offers shops, is around five kilometres away. The nearest beaches are only 15 minutes away. There is a train station in the town of Morlaix, which is 35 minutes away. From this station, you can reach Paris in around three hours by high-speed rail. Brest airport is just 20 minutes from the property and offers national and international flights. From the town of Roscoff, 40 minutes away, ferries take you to England, Ireland and Spain.
A lane snakes through the grounds. Next, a drive leads down to the house and outbuildings. The land is widely wooded and enclosed with dense vegetation with clusters of hydrangeas that display a range of colours. The main building is a former watermill, built in an L shape. It has a garden-level floor, a ground floor and a first floor. The dwelling is a made of rubble granite and crowned with a slate roof with dormers at the front and roof windows at the back. A stone terrace edges the ground floor and leads into the reception rooms. The garden-level floor leads out through the back to the outbuildings, which you reach via granite steps. On the other side, a stream flows through the property.

A separate entrance door leads into the garden-level floor. Two indoor staircases also take you to this level. From the garden, a door leads into an entrance hall, which connects to a lounge and a bedroom on one side and to a bathroom and a kitchen on the other side. Each room has windows and glazed doors that lead outside.
The ground floor
From the terrace that edges the watermill, a door leads into a hallway. This hall connects to a lavatory and to two connecting reception rooms on one side and a kitchen and bedroom on the other side. The rooms are bathed in natural light from windows. From the lounge, a glazed door leads out to a balcony that looks down at the stream. The floors are terracotta-tiled, the walls are white and a granite fireplace stands against one wall. From the kitchen, you reach a landing that connects to a bedroom.
The upstairs
The house's two staircases lead up to the first floor. The main one takes you to the landing, where you find a shower room with a lavatory. This landing connects to an office and a first bedroom. Another bedroom lies on the other side. The second staircase leads to a third bedroom. Dormers and roof windows fill this level with natural light.
The outbuildingsThe outbuildings lie down at a lower level in relation to the watermill. There are two buildings next to each other. They are made of rubble granite and are rectangular in form. One serves as a garage and the other as a storehouse.
The groundsThe vast grounds are wooded and undulating. The land that immediately surrounds the old watermill is dotted with shrubs, notably hydrangeas. A stream flows through the property. Given the vastness of the grounds, the property enjoys absolute privacy.
