A 132m² Parisian apartment with the calm of an inner court, nestled in an edifice dating back to 1839 in the city's 2nd arrondissement - ref 572353

A 132m² Parisian apartment with the calm of an inner court, nestled in an edifice dating back to 1839 in the city's 2nd arrondissement.
The apartment is tucked away in the 2nd arrondissement of Paris, in the city's Vivienne district. It is nestled in a Louis-Philippe style edifice that dates back to 1839. The dwelling offers a floor area of around 132m². It enjoys the calm of a paved inner court and it lies on the first floor of a six-floor commonhold building with a lift and caretaker. The street-side facade of stone displays a wealth of architectural articulation with dressed stone in relief, stringcourses, a cornice, a continuous balcony with a finely crafted wrought-iron balustrade upon richly sculpted corbels, and window surrounds with mouldings. The court-side elevations are plainer, yet they display Ionic pilasters, sculpted entablatures, window surrounds with mouldings, and stringcourses with dentils. You enter the edifice from the street via a large carriage door that is painted blue. This impressive door has glazing and it is crowned with a fanlight that is also glazed. The glazing is set behind finely crafted wrought-iron grates with geometric and foliage motifs. The door leads into a long covered entrance area with a paved floor and a vaulted ceiling that is richly decorated with floral sculptures. This long covered entrance area takes you to a court that is paved with terracotta tiles and dotted with plants in pots. You reach the apartment on the right. You can take an old metal-cage lift or a timber staircase that climbs up around it with a wooden and iron handrails. The dwelling has an entrance hall, a kitchen and dining area with a floor area of around 28m², a lounge with a floor area of around 38m², and two bedrooms. One of the bedrooms has a floor area of around 27m² and was formed by the combination of two rooms that were initially separate. Lastly, there is a bathroom with a bath and a shower and, further on, there is a lavatory. In-built cupboards and bookshelves have been fitted throughout the apartment. Each of the rooms looks out at a calm court that faces east and west. The property also includes a 5m² cellar in the basement.

The apartmentOn the edifice's first floor, the entrance door that leads inside the apartment takes you into a hallway with a floor area of around 9m². This hall is extended with a spacious dining area and an open-plan kitchen that together offer a floor area of around 28m². Exposed beams run across the ceiling. They are painted white and complement the large ochre tiles of the floor. These beams give the dwelling its unique character, which evokes a past in craftsmanship. Indeed, workshops were usually located on the court side of such buildings. The three stained-glass windows of this central space are tokens of medieval inspiration in the architecture. The apartment's other windows have large panes and wooden frames. They are plainer and squarer. The dining area lies beside a lounge with a floor area of around 38m². This lounge is fitted with bookshelves along one wall. Oak strip flooring extends across the whole room. You can move smoothly between these two central areas via two doorways in a wall that separates these two reception rooms. A long corridor with a floor area of around 8m², fitted entirely with built-in cupboards on one side, connects to the dwelling's two bedrooms, the bathroom, which has a floor area of around 6m², and a separate lavatory. All these rooms have wood strip flooring, except the bathroom, which is entirely tiled. At the start of the corridor, on the left, there is a first bedroom with a floor area of around 27m². It has been fitted with built-in cupboards. This bedroom's extensive floor area makes it possible for an office or private lounge to be added here, or even for the original layout of two bedrooms here to be ...
