The estate lies 15 minutes from the charming towns of Lamotte-Beuvron and Salbris in France's beautiful Centre Val de Loire region. These two towns offer shops for everyday needs, as well as restaurants, schools and sports facilities. Each one has a slip road onto the A71 motorway, on which you can get to Paris in less than two hours. The property is located just outside a quaint village in France's forested Sologne area. This local village offers shops for basic needs.
You enter the estate from a calm country lane that is part-tarmacked and part-stony. A gate leads onto a forest driveway that takes you to the house. A caretaker's house comes into view first, then the other buildings come into sight, beside a vast lake where ducks swim. As is traditional in France's Sologne area, these half-timbered constructions, built in the 19th century, form a U shape that opens out towards the lake. The main house is flanked with a hunting lodge on one side and a guesthouse and large outbuilding on the other side. The roof is covered with old flat tiles. The landscaped parkland around the buildings is dotted with age-old trees. It adds to the peaceful atmosphere of the property. The 115-hectare hunting estate is open and varied. It is made up of moorland, lakes and woods. It is associated with a special French legal document for forestry ("Plan simple de gestion") that describes, maps and schedules work on the land.
The main houseThe main house offers a 340m² floor area. It has a ground floor and a first floor and it looks out at a lake. On the ground floor, there is an entrance hall with a boot room. A staircase leads upstairs from this hallway. On one side, the hall leads to a large lounge, a small lounge, a dining room and a spacious kitchen with a scullery. On the other side, it leads to a big bedroom with a bathroom. Up on the first floor, there is a landing used as a lounge. It connects to two or three bedrooms with bathrooms, depending how you choose to lay out the spaces. The house has central heating that uses heating oil.
The hunting lodgeThe hunting lodge has a 360m² floor area. Like the main house, it has a ground floor and a first floor. The ground floor has a spacious hunting hall with a convivial atmosphere. In this hall, there are tables, sofas, a bar and a billiard table. Also on this ground floor there are three guest bedrooms with bathrooms, so the lodge could be used to host friends and family. Up on the first floor, which you reach via a small staircase, there is a vast artist's studio beneath the exposed beams of the roof frame. Both the ground floor and first floor offer the possibility of developments for creating extra rooms, whether bedrooms, lounges or even apartments. The hunting lodge has central heating, which uses gas from a tank.
The guesthouseThe guesthouse offers an 80m² floor area, spread between three bedrooms, two shower rooms and a lounge that connects to a kitchen. The guesthouse has gas heating, which uses a tank.
The outbuildings and swimming poolThere is a large barn, which is currently used as a garage. There is also an agricultural shelter and a storehouse beside a kitchen garden. There is a swimming pool too. This pool is 20 metres long and 5 metres wide. It has a shelter.
