A 19th-century chateau to be restored with large outbuildings and 12 hectares of grounds, nestled in France's Deux-Sèvres department by a river, not far from the Puy du Fou show park.
The property is set back from a village in France's Deux-Sèvres department, close to the town of Cerizay and around 20 minutes from the town of Bressuire. These two towns offer many shops and amenities, as well as train stations. From the train station in the town of Cholet, 30 minutes away, you can get to the city of Angers by rail. And from there you can reach Paris in less that one and a half hours by rail. Three airports lie roughly one and a half hours from the property too. They are in the cities of Nantes, Poitiers and La Rochelle. These three airports offer both national and international flights. And you can get to beaches in around 1 hour and 15 minutes from the property.
A small country road leads to a wrought-iron gate, which leads to a lane leading to the chateau. A driveway runs alongside a wood, goes between two outbuildings and then takes you to the chateau and a second set of outbuildings, which you can also reach from the lane from the entrance. The main edifice, standing in a commanding position on slightly raised ground, looks down at the valley of the River Sèvre Nantaise, which demarcates the grounds on their south side. The chateau's original section dates back to the 17th century. In the 19th century, it was completely redesigned and extended. The chateau has a ground floor, a first floor and a second floor in the roof space. It is crowned with a slate roof punctuated with dormers. The window and door surrounds, quoins, dormers and cornices, some of which have modillions, are made of stone. The openings along the ground floor are arched. A wrought-iron-framed conservatory adjoins the northern elevation. One of the corners is adorned with a bartizan turret crowned with a cone roof.
The chateau
The ground floor
Front steps leads up to the ground floor. You step into an entrance hall that takes you into a hallway with a fireplace with baluster legs. A wooden staircase with balusters and three flights of steps with intermediate landings leads upstairs. On one side, the entrance hall leads to two connecting lounges. On the other side, it leads to a dining room, a conservatory and a corridor that takes you to a kitchen and pantry. The kitchen is fitted with a serving hatch and connects to a scullery. Marble fireplaces stand in the walls of the reception rooms. The floors are covered with cement tiles and herringbone parquet. The entrance hall also connects to a lavatory.
The first floor
A landing takes you to a long corridor that connects to three bathrooms, two lavatories and five bedrooms, which each have a floor area between 20m² and 30m². The wood strip floors date back to the time of construction. And paintings produced by hand form decors typical of the Napoleon III style. There are many wardrobes and bespoke items of furniture in the bedrooms.
The second floor
The main staircase leads up to the second floor, which has a corridor like on the floor below. This corridor connects to six bedrooms with floor areas that range from 15m² to 25m² and to two bathrooms and a lavatory. At one end of the corridor, a few steps take you to a large room that served as a bedroom for domestic staff.
The outbuildingsThe outbuildings lie to the north-west and south-east of the chateau. The first set comprises two buildings that have been turned into dwellings to be restored. They have garages. The second set of buildings, on the south-east side, include a spacious garage, a stable and several storerooms. Lastly, a kitchen garden enclosed with walls lies beside an old greenhouse and a small dwelling.
