A 124m² house with four bedrooms and an outdoor space, nestled in the suburban town of Saint-Mandé beside Paris, near a lush linear park.
The town house, which used to be a forge, has a ground floor, a first floor and a second floor. It offers a liveable floor area of 124m² and a total floor area of 135m². Outside, the dwelling has a private 20m² court, which has been renovated and is dotted with plants. This oasis is conducive to relaxation and conviviality in absolute privacy. The entrance door leads straight into the heart of the house: a splendid open-plan space that resembles a theatre backdrop. There is an open-plan U-shaped kitchen with a 5m² floor area and a lounge and dining area that together cover over 24m². The whole space is bright and harmonious. It draws your gaze outside through large windows that look out at the private court, but also upwards with its 3.5-metre ceiling height. From a spiral staircase with a bespoke metal balustrade, you can admire a view down over the lounge and out into the plant-dotted court. On the first floor, a hallway connects to a master suite bathed in natural light with a 40m² total floor area. There is also a separate lavatory and a utility room, each of which have a 2m² floor area. The bedroom itself covers 26m², divided into two spaces: one area is for sleeping; the other area is an office. An adjoining bathroom has an 8m² floor area and includes a bath and a shower. A 5m² walk-in wardrobe completes the floor. This walk-in wardrobe is designed for the comfort and privacy of the inhabitants, so a door separates it from the rest of the room. The staircase carries on up to the second floor, which has three bedrooms. The largest one has a very high ceiling. The two others, which cover 10m² and 11m² respectively, are mezzanine rooms. A shower room with a 5m² floor area and a separate 2m² lavatory add comfort. There is also a basement, which you can reach from the ground floor. Down in this basement, there are two separate spaces. One of them, currently serving as a storeroom, covers over 5m². The other one covers around 14m² and is used as a fitness room. Each section of the house has comfortable spaces that face north or south. The dwelling is part of a small commonhold of four properties. The roof was renovated in 2024 and the boiler is new.
