A converted barn on almost 3 hectares of land in a wooded valley in Haute-Corrèze - ref 734820

A converted barn on almost 3 hectares of land in a wooded valley in Haute-Corrèze.
The property is set in a hamlet away from a village, on the Millevaches plateau in the New Aquitaine region and the at an altitude of 824 m. Ussel, 19 km away, is home to a number of services, shops, local administration, schools and health establishments, including a hospital, as well as a bus station and a railway station. Access to the A89 motorway, 15 km away, provides easy links to Tulle, Bordeaux, Lyon, Brive-la-Gaillarde (67 km) and Clermont-Ferrand (96 km) and their airports. The Agriers massif is in the immediate vicinity. It is popular for its signposted hiking trails and other outdoor activities on foot, horseback or by bike.
Set on the edge of a hamlet, this mid-19th century barn has been completely restored and converted into a house. The two-storey main building stands on the west side of the property's two adjoining south/north facing plots. It is set in the midst of gardens, copses and flowerbeds, plains, valleys and woods. The property is accessed from a road running west along the southern plot of land. A tree-lined driveway leads to a parking area with the garage annex to the west. A pedestrian access leads east to the vegetable plot and a garden shed.

A flagstone path leads to the front of the house, facing east and bordered by a gravelled flowerbed. To the south-west of the building, there is a garden room covered by a pergola; to the north-east, a recent extension has been built. The two buildings have Spanish-style slate roofs. The walls of the old barn have been partially preserved. The facades, with windows and doors on all four sides, look out onto the countryside. To the north of the house, the view extends to the second plot, with its undulating meadow bordered by trees and flat areas and crossed by a stream.

The house has around 200 m² of living space. The ground floor comprises a dining room with an open-plan kitchen and an inglenook fireplace, a lounge, a study and a utility room and access to the two outside terraces. Upstairs, above the original building, there are three bedrooms, a bathroom and a shower room and convertible attic space. The windows and doors are double-glazed.
The house
The ground floor
The house has several entrances, including two main doors to the east.

The first opens directly onto a dining room with an open kitchen. The floor is light grey polished concrete. The walls combine exposed stone with surfaces painted in neutral tones. The ceiling features an exposed structure composed of solid wood beams and joists. The kitchen features a row of wooden cabinets with flat, golden-oak-colored fronts, a black granite countertop, and built-in appliances. A wooden staircase, leaning against the side wall, provides access to the upper floor. A double glass door opens onto a living room with a wood-burning stove. The floor is parquet, and the ceiling features painted beams that define the space lengthwise. The windows provide natural side lighting that highlights the materials, particularly the wood and stone.

The second door leads to a hallway with a terracotta tile floor. It opens onto an office furnished with bookshelves and wood paneling on a wooden floor, a landing with a coat closet, then a laundry room lit by two windows-one of which is a French door-as well as a half-bath and a storage room.
The upstairs
A landing leads to three bedrooms and a bathroom and a separate toilet. To the south, a door opens onto the master bedroom with high ceilings, recalling the original construction, with glimpses of the beams lined with insulation. It has a wardrobe and a shower room, a double washbasin and toilet. To the west, a large four-panel window opens onto a private terrace of almost 22 m² with stone paving. The floors are wide solid wood planks, and the ...
