A 19th-century house with a swimming pool in France's Gironde department, just south-east of the city of Bordeaux.
The property lies on the banks of the River Garonne, in the town of Beautiran. The town used to be an important port. It was the starting point for transporting goods on flat-bottomed boats that would sail up and down the river. Beautiran is easy to reach and offers many amenities for everyday needs, including schools, shops and sports facilities. By car, it is 30 minutes away from the city of Bordeaux and 45 minutes away from Bordeaux airport. From Bordeaux, you can get to Paris in two hours by rail.
The house was built in 1893. It stands on a vast square plot that covers 8,000m² (80 x 100 m). The garden extends around the main house, beside which a stone outbuilding stands. The design reflects upper-middle-class architecture of the local region and a holiday home style: broad roof slopes with large overhangs and harmonious integration into the river landscape. An exposed series of wooden angle brackets, painted in the same tone as the shutters, supports the whole structure. The underside of the roof is made of wooden boards. Its broad overhangs shelter elevations of beige stone and underline the edifice's horizontal form. The house stands upon a semibasement. Above this semibasement, there is a ground floor, a first floor and a second floor in the roof space. The home offers a total floor area of around 300m². The ground floor includes a kitchen, an office and a lounge with a dining room. The first floor has three bedrooms, each with an en-suite shower room. There is also a separate bathroom with a lavatory. The roof space was renovated to create a large dormitory with an open bathroom. Beside the house, there is a stone outbuilding with a floor area of around 150m². It houses a garage and two small apartments to be renovated. The two buildings lie in an extensive fenced garden with a swimming pool. This pool, which is 13 metres long and 4 metres wide, faces the River Garonne.

The houseSeveral entrance doors lead inside the house, so you can use them according to your needs and habits. The front door faces the River Garonne. You reach it via a monumental flight of stone steps that lead up in a flared shape with wrought-iron decorative features. The double door that leads inside is glazed in the upper section. Directly above it there is a lintel and a small rounded first-floor balcony with a balustrade. There is an extra entrance door on the other side. In the centre of the garden-facing elevation there is a symmetrical double flight of steps made of stone. It leads up to an entrance door on the ground floor. Wrought-iron balustrades edge the steps and there are side balconies lined with balustrades of finely sculpted stone. The windows are set in exposed stonework and fitted with painted shutters.

The ground floor
The floor of the art nouveau hallway has a stoneware mosaic, which is typical of upper-middle-class houses of the late 19th century and early 20th century. This hallway stretches all the way across the house and connects to the central rooms. The ceiling height reaches 3.9 metres. First, there is a lounge and dining room with marble fireplaces, an original pinewood strip floor, glazed corner cupboards and stained-glass windows. You can also reach an office and a small kitchen from the hallway.

The first floor
A stone staircase leads up to a landing that connects to three spacious rooms with pinewood strip flooring and a 3.7-metre ceiling height. Halfway up, the staircase connects to a lavatory. Each bedroom has a shower room and the biggest one has a large walk-in wardrobe. One last bathroom looks out at the back of the garden.
