A charming manor house and its enclosed garden of 850 m², 45 minutes from Saint-Flour, in the Volcanoes of Auvergne Regional Natural Park - ref 288662

A charming manor house and its enclosed garden of 850 m², 45 minutes from Saint-Flour, in the Volcanoes of Auvergne Regional Natural Park.
In the north of the Cantal department, not far from the border of the Puy-de-Dôme department and nestled within the Volcanoes of Auvergne Regional Natural Park at an altitude of 1,000 metres, the property, located in a village of 510 inhabitants, is surrounded by a landscape of plateaus crisscrossed with waterways and partially blanketed by meadows and forests. With many affluent houses built upon the return of those who made their fortune "in the capital", the village's street names recall the origins or sojourns of prominent families, like those of the Jansenist thinker Arnaud and the Castellane family. In addition, the village includes several essential shops for daily life as well as several restaurants, while another village, a ten-minute drive away, includes many more services and shops. As for Saint-Flour, the subprefecture of the Cantal department, it is 45 minutes away, Issoire is one hour away and Clermont-Ferrand with its airport is 1.5 hours away.
Slightly below a public square on a very quiet street, the rectangular edifice, with its partially sloping garden, faces northeast/southwest. With five stories, including two below street level, which look out over the garden thanks to a number of windows, it has a symmetrical row of four windows on the ground floor, flanking the five front steps that lead to the house's massive central door topped with a fanlight, while the first floor has a row of five windows perfectly aligned with those on the lower level. As for the high, sloping roof, in slate stone, it is punctuated in the middle by a dormer window, whereas on either side, four small low windows are vestiges of the former presence of four other dormers. Built out of volcanic stone masonry, its plaster-coated walls are decorated with arkose stone window/door surrounds, while, to the south, a small courtyard, accessible from the street via a gate, makes it possible to access the lower floors, the woodshed and the garden, the latter of which provides panoramic views of the surrounding countryside, with the Monts Dore and Cézallier mountains in the background.
The Manor HouseWith three inhabitable storeys (the ground floor, first floor and first basement level) in addition to an attic level and a second basement level, both uninhabitable, the house's ground and first floors represent the most comfortable areas in the dwelling, while the first basement level, which receives natural light thanks to the windows overlooking the garden, is currently reserved for the laundry room, the furnace room and storage.
The ground floor
An understated entrance hall opens onto a staircase and an immense dual-aspect living room, bathed in natural light, which is decorated with a traditional and operational "cantou" fireplace, pine hardwood floors and an exposed beam ceiling. Adjacent to the large living room is the fitted kitchen, while from the entrance hall, a corridor provides access to two bedrooms, one with a stone fireplace and a shower room, the other with its own bathroom and private lavatory. In addition, another bathroom and an independent lavatory can also be found on this floor as well as a number of convenient built-in cupboards.
The upstairs
At the top of the wooden staircase, the hallway leads, on the left, to a flat with a study/library, an ancient kitchen with a fireplace, a dining room as well as three bedrooms, including two with a fireplace. With pine hardwood floors throughout, this floor also contains many built-in cupboards and spaces for storage.
The attic
Spacious in size and bathed in ample sunlight thanks to its six low windows, it has a floor-to-ceiling height that ranges from 5 metres, at its centre under its wooden ...
