In the west of the Loiret department, straddling the border of the Burgundy, Ile-de-France and Centre-Val de Loire regions, the property is located in a hamlet of a few houses, less than 3 kilometres from Courtenay, a village that contains all essential shops and services. As for the surrounding countryside, it alternates between woods, fields and rivers, while a golf course is accessible in less than 10 minutes. From the property, the Loiret department stretches westwards towards the Loire River and the Orléans forest, whereas to the east lies the Sénonais natural region and the ancient city of Sens, with its rich past and, finally, to the north, Fontainebleau can be reached in a little over 30 minutes.
In addition, via the A6 motorway, the capital can be reached in 1.5 hours, whereas the A19 motorway makes it possible to easily reach Sens or Orléans in 30 minutes and 1.5 hours, respectively.
A small country road traverses fields and woods before reaching a picturesque river valley. Here, a metal gate opens onto a cobblestone courtyard-garden, which connects the farmhouse to one of its outbuildings. The latter, L-shaped and near the gate, was once used for the property's former pigsties and faces the dwelling, while the second, located on the other side of the house, is practically the same size as the latter. As for the enclosed courtyard-garden, which acts as a buffer between the house and the road, it contains a pond as well as an ancient maple tree.
With two storeys, the farmhouse is topped by a Burgundy flat tile gable roof, which is, in turn, crowned by two brick chimneys as well as four hayloft gabled dormers with arched windows, while the dwelling's exteriors are plaster-coated and cadenced by many low-arched casement windows and glass doors in a variety of sizes, wide and/or tall, which are highlighted by brick surrounds and windowsills. In addition, the main façade is festooned, in large part, by vines and wisteria come spring and summer.
The FarmhouseThe renovation of this dwelling, which goes back more than 20 years, was able to successfully highlight all of its original construction materials and, in particular, its impressive oak rafters. Facing mainly southwest, the dwelling primarily looks out towards its patio and courtyard thanks to its many glass doors and windows, which guarantee luminosity all day long.
The ground floor
The front door opens onto a foyer, which contains the main staircase. To the left are the living areas, specifically the large cathedral-style living room and dining room, with a floor-to-ceiling height of more than 8 metres, visible wooden rafters and a mezzanine. In addition, there is also a massive stone fireplace, while the ground is covered in octagonal terracotta floor tiles arranged within grids created by square versions of the same tiles. Following on from here, a more recent construction contains a kitchen, decorated with earthenware tiles and an ancient stove. Back in the foyer, the right side of the house contains a hallway, which leads to two bedrooms, a bathroom, a laundry room and a machine room, while a one-car garage with an automatic door is directly accessible from the dwelling. Lastly, a cobblestone courtyard skirts the house's exterior.
The upstairs
The impressive staircase, with terracotta floor tiles and wooden nosing, leads to the upstairs landing, which provides access, on the left, to the mezzanine, converted into a reading area safeguarded by a wood and wrought-iron balustrade and decorated with terracotta floor tiles and a fireplace.
