Perched on the heights of Donville-les-Bains in Normandy, the villa faces the sea. It has an unobstructed 180-degree view from the Pointe du Roc in the south to the Pointe d'Agon in the north. The horizon stretches from Cancale to Jersey, with the Chausey Islands in the centre. The property is 3 hours from Paris, 1.5 hours from Rennes and 1 hour from Caen. Mont-Saint-Michel is close by, as are the long beaches of the Channel.
Built in the early 1930s, this 255 m² villa has three storeys. The west-facing facade faces the sea, the north-facing side offers uninterrupted views of the dunes and beaches, while the south-facing side overlooks the garden, which has a similarly sized villa next to it. The main entrance is located on the intermediate plateau that provides access to the upper floor and the garden level below. The latter is also accessible via a separate door at the bottom of the street, on the north side. The garden is divided into several terraces, each linked by wide steps. A detached outbuilding at the end of the garden, facing the street, provides parking for one vehicle. A complete renovation was undertaken in 2022. The foundations and retaining walls have been reinforced, the roof structure and copper roofing are new, and the joinery is aluminium. The finishing work remains to be done, including a possible redefinition of the spaces.
The villaThe renovation was carried out in keeping with the original style of the building: volumes, ochre-coloured facades, semi-circular arch of the entrance door, characteristic elongated shape of the picture windows.
The current plans were drawn up by an architect and are as follows:
The ground floor comprises an entrance hall, a stairwell and lift shaft, a living and dining room with a veranda, an adjoining open-plan kitchen, a disabled-accessible toilet and a study. The living room opens onto a west-facing terrace. To the south, a staircase leads down to the garden level.
The first floor comprises two bedrooms with sea views, one of which faces north and west and has a shower room and small terrace, as well as a bathroom and a toilet on the landing.
The garden level comprises a bedroom, bathroom and study, followed by a living room and dining room with an adjoining conservatory and open-plan kitchen, as well as a bathroom, toilet and utility room. An external access on the north side makes this space independent from the rest of the villa. The gardenIt covers an area of around 350 m², and has three terraces. The first is on the ground floor level and runs right up to the street. A conifer provides shade. The second, accessible by a wide staircase along the edge and separated from the road by an original low wall, runs up to the garage. The third, linked by a staircase in the same design, faces the sea under a remarkable maritime pine and runs along the ground floor of the villa. A driveway runs along the coast road and also provides access to the garden level. The garageThis is located in the south-east corner of the garden and covers an area of approximately 6.30 x 3.30 m. A sectional sliding door provides parking for one vehicle. Access from inside the property is via the garden, via a small staircase.
