This property is located in Dinan, which is a sub-prefecture of the Côtes-d'Armor area, in a neighbourhood that is much sought-after thanks to its peace and quiet, not very far from the historical centre. The municipality is part of a regional natural park encompassing the Rance Valley and Côte d'Emeraude coastline. The train station is a few minutes away on foot, as is the famous Place Duclos with its café terraces. The property stands near other imposing old townhouses as well as smaller homes. The pavilion roof of the protruding section contrasts with the rest of the edifice's simplicity, due to its steeply-pitched four sides, featuring the same type of dormer window.
The house
The ground floor
This level can be reached from the outside by a flight of steps. The entrance, with a high ceiling, boasts impressive mouldings and friezes. The flooring is made up of time-weathered cement tiles in a chessboard pattern, surrounded by a frieze, and the entrance leads to the period staircase climbing to the upper floors, which still boasts its original wooden balusters, handrail and newel post. It is followed by a dual aspect dining room / lounge that can be separated by a Huassmannian type double-leaf door. The room still boasts its period parquet flooring and wood panelling, as well as mouldings and doors with brass handles. The walls are painted white, forming a nice contrast with the orange-red marble fireplace. French windows lead directly into the garden from the lounge. A white-painted fitted kitchen set around a central island unit boasts a large table suitable for family dinners. A second entrance opens into an office space, a utility room with built in storage units and a lavatory.
The first floor
This level can be reached by a wooden staircase. The bright landing, with time-weathered wood stripped flooring, opens onto a corridor leading to three bedrooms, a bathroom and a lavatory. The first bedroom, which faces south, still boasts period wood stripped flooring, mouldings and wood panelling, as well as a black marble fireplace with discrete veining. A modern office space with shelves has been discretely incorporated into this room. The second, north-facing bedroom has painted wood panelling as well as period wood stripped flooring and opens into a shower room. A third bedroom, also facing north, boasts a fireplace with a grey marble mantelpiece. A functional bathroom that is bathed in light and decorated in white and sand-coloured tones, faces south.
