A villa with a 210m² floor area, a garden and a pool, nestled in calm, just a five-minute walk from a beach in the Mediterranean city of Toulon.
The property is nestled in the highly sought-after district of Le Mourillon in the east of Toulon, a charming city on the Mediterranean coast of France's Var department in the Provence-Alpes-Côte d'Azur region. In just five minutes, you can stroll to delightful beaches, as well as renowned shops on the street Rue Lamalgue. Toulon is the capital of France's Var department. You can reach its city centre, which is 1.5 kilometres away, in 10 minutes via public transport. There, you find a port, a theatre, cinemas, restaurants and public amenities. Toulon's high-speed train station is only a 10-minute drive away. From there, you can reach Paris by rail. And Toulon and Marseille international airports are, respectively, 30 minutes and one hour away by car.
The villa is set back from a calm road, behind an enclosing wall and alongside detached houses. It displays the fine characteristics of upper-middle-class homes from France's belle époque period at the start of the 20th century. Facing north and south, the delightful dwelling offers a 210m² floor area. The edifice is the result of successive extensions that today form a harmonious whole, arranged around an older central section with a ground floor, a first floor and a second floor in the roof space. A single-storey wing extends this central section on the west side. And an extra ground-floor part extends it on the east side. The facade is coated with salmon-pink rendering. A gently sloping roof of barrel tiles crowns the building. The windows are rectangular and set in white surrounds. They stand beneath a stucco cornice. These windows are fitted with bottle-green louvred shutters and fine wrought-iron guardrails with foliage motifs. These decorative additions punctuate the elevations. The central section protrudes slightly and is edged with a transparent-roofed veranda surrounded by an Italian-style ochre balustrade. The ground-floor rooms lead southwards out onto this veranda, which is extended with a paved terrace. This terrace takes you to a 500m² garden with a swimming pool surrounded by a space for sunbathing.
The villa
The ground floor
From the veranda, a glazed double door leads into the reception rooms. There is a double-size lounge with a fireplace and archway. Beyond it there is a dining room. Many tall small-paned windows bring an abundance of natural light into the rooms. The floor is covered with salmon-pink sandstone tiles laid in staggered rows. These tiles help keep the interior cool throughout the summer. A corridor leads to the kitchen, which takes you outside via French windows. The corridor also leads to an adjoining utility room. At the other end, a door in the lounge leads to a protruding section that has been turned into an office.
The first floor
A staircase with a wrought-iron balustrade and red terracotta-tiled steps with blue-and-white ceramic risers leads up to the first floor. Up here, there are four bedrooms, including a dual-aspect room. They look out through the west, south and east elevations. There is also a bathroom and a shower room with a lavatory. The high-ceilinged bedrooms are filled with natural light. Their floors are covered with hexagonal terracotta tiles. The light floods inside through French windows with catches. Outside, these windows have finely crafted white wrought-iron guardrails around mini balconies.
The second floor
The second floor lies only in the villa's old, central section. It offers a 33m² room in the roof space, which has been turned into a bedroom, as well as a bathroom and a lavatory. The space up here makes it possible for an extra bedroom to be created on this second floor.
