A vast 19th-century family residence with a walled garden, in a popular seaside resort on the Côte d'Émeraude coast - ref 344972

A vast 19th-century family residence with a walled garden, in a popular seaside resort on the Côte d'Émeraude coast.
This property is located very close to several shops and within 10 minutes on foot from the town centre of one of the most popular seaside resorts on the Côte d'Émeraude coast in Brittany. It is situated in a peaceful residential zone a short walk from the coastline, beaches and GR34 walking trail. The surrounding area, combining the sea and heritage, is conducive to outdoor and water-based leisure pursuits as well as coastal walks. All essential services and shops can be reached on foot. Dinard and Saint-Malo are respectively within 15 and 20 minutes reach by car. From the railway station in Saint-Malo, high-speed TGV trains put Paris within 2 hours 15 minutes reach, while Rennes and its international airport are less than 1 hour away.
This entirely walled property can be reached on foot from the main street and via a cul-de-sac. Many shrubs and hedges former a barrier of vegetation between the house and its neighbours. The residence is situated in middle of the plot, mostly oriented north-south and enjoys a dominant position, benefiting from uninterrupted views, especially of the sea.

The edifice was erected in the 19th century, in the captain's house style, and is built with rendered blocks of rough-hewn granite, framed by exposed quoins and window surrounds. The three-storey building is based on a semi-underground basement and includes a raised ground floor, from which the central staircase with balusters starts, as well as a first floor and an attic level. A vast conservatory, topped with a zinc roof, has been added since the original construction date. The house's slate hipped roof is punctuated by three gable dormers.

In the 20th century, a three-storey construction was added to the north.
The main house
The ground floor
This highly raised level can be reached from the outside via a flight of steps. The entrance hall, is vast, bathed in light and has a high ceiling, below which there is a chessboard-patterned tiled floor. The period staircase to the upper floors still has its original balusters, handrail, banister and wooden newel post. On one side, there is a vast dining room, with terracotta tiled flooring, opening into the large south and west facing conservatory which boasts solid wood parquet flooring. Beneath a high, vaulted, light-coloured wooden ceiling, light streams into the room through wide windows with ironwork frames. A brick and terracotta fireplace stands against one of the walls, with a light-coloured wooden surround. On the other side of the entrance hall, there is vast kitchen with a dining area, boasting a ceiling bordered by mouldings and friezes. Several tall windows face east and south, illuminating the light-coloured floor tiling.
The first floor
At the top of the main staircase, the landing leads, to the south, into a double bedroom, with sea views, an en suite shower room and separate lavatory as well as an office. A master bedroom, on an intermediate level, is next to a bathroom. This level is bathed in light, has considerable wardrobe space and all the floors are tiled.
The second floor
The landing on this level leads to a bathroom, a separate lavatory and three bedrooms, two of which face south with sea views. This level is bathed in light, has been recently renovated, soberly decorated and stretches out beneath the rafters while boasting an impressive ceiling height. The period wood stripped flooring and coffered doors have been conserved.
The garden-level floor
This level was originally built as a pantry for the domestic personnel. It can be reached from the outside via a door to the east or via the main staircase. Today, it includes a games room, a hallway, a shower room, a lavatory and a cellar.
