A contemporary villa with sea views and nearly 3,000 m² of grounds, not far from the town centre and beaches on the Emerald Coast.
In Brittany and within the Côtes-d'Armor department, the property is located in a seaside resort town on the Emerald Coast, with approximately 3,500 year-round inhabitants, which contains all local shops and services as well as healthcare professionals, while many activities are also possible in the nearby area, such as sailing, golfing, tennis, horseback riding, hiking, etc.
Set back slightly from the town, which is accessible in ten minutes by foot, and perched on a promontory, the property is one hour and 15 minutes from Rennes and its international airport, whereas the high-speed rail station in Saint-Malo provides rail service to Paris in 2.5 hours.
The property is concealed from view at the end of a no-through road, which also provides access to two neighbouring dwellings, while a landscape of fields and moorland spreads out all around with the English Channel on the horizon. Made up of two perpendicular structures as well as a taller wing, the dwelling, partially built over a basement and a garage, is topped with gable and hipped slate roofs, whereas its concrete structure is clad in granite rubble stone.
The Dwelling
The ground floor
Accessible from the southern patio, the foyer first provides access to an immense living area with an open kitchen, dining room and, below, via a flight of steps, a sitting room. Laid out around a stone fireplace with a wood-burning stove and an untreated wooden mantel, this volume is topped with a cathedral ceiling with visible timber frame trusses, while one wall, painted white on its upper section, features pointed stone on its lower half.
With light-colour floor tiles and tall oriel windows to the north and south, providing panoramic views of the moorland and sea, following on from here is a scullery, a lavatory and a large room, on the other side of the foyer, which provides access to a staircase and two bedrooms. The latter share a bathroom and feature carpeted floors and white walls, whereas one of the bedrooms is located next to a wardrobe and an additional shower room, tiled like the first.
The first floor
Fully carpeted and with a bathroom, this floor starts with an immense landing, used as a study and library, which is bathed in light thanks to a wide window facing north towards the countryside. Following on from here, a room under the eaves overlooks the ground floor and could be used as a study or a game room. With a skylight facing south, it features white walls and a wooden guardrail that recalls the colour of the timber frame trusses, whereas two adjoining bedrooms, with cupboards, are extended by a Saint-Cast flagstone terrace, the latter of which is protected from the elements by a conservatory facing southeast towards Cape Fréhel.
The attic
A spiral wooden staircase ascends from the first-floor landing to the insulated attic, which includes a large convertible room, of approximately 20 m² with a slightly sloping ceiling and a concrete floor. Facing north and east, two gable dormers provide sea views and bathe this space in ample natural light.
The basement
Subterranean on its southern side, this partially underground floor is accessible from the garden level on the house's northern side as well as a staircase from the dwelling's foyer. With approximately 100 m², a concrete floor and a floor-to-ceiling height of two metres, it has been divided into several spaces: a workshop, a cellar and a garage, the latter of which is accessible via a large door to the north. The GardenTo the south of the dwelling, the drive is lined to the west by a hedgerow, while, following on from here, an immense lawn, to the south, leads to a ...
