An elegant 18th-century residence near Angers and the banks of the River Loire, with outbuildings and a swimming pool in fully walled grounds.
The property is located in the Pays-de-la Loire Region, in the Maine-et-Loire area, in a village through which the great river flows. The site is listed as UNESCO world heritage. The main shops and services as well as a very lively weekly market are only 10 minutes away, in a town dominated by an impressive castle. It takes 15 minutes to reach Angers, from where Paris can be reached in 1 hour 30 minutes via high-speed TGV trains, with ten return trips per day. The local golf club is also nearby, with an 18-hole course and a 9-hole course. Lastly, the A87 motorway can be reached with ease.
A small village street leads to the entrance gate and a pedestrian gate that open into a large courtyard around which stand, on one side, the guest's house, opposite, the outbuildings and, on the other side, the residence whose origins date back to the 15th century. It is made up of a rectangular main building with a lean-to against its southern gable end and an extension on its northern gable end. All the buildings are built with rough-hewn blocks of shale, which are partially exposed through the rendering. The main dwelling has a hipped, slate roof, the extension has a gabled roof and the lean-to has a single-sloped roof. The main edifice has three storeys, one of which is in the attic level. The roof is dotted with gable dormers with triangular or arched pediments.
The window and door frames, cornice, quoins and dormers are made of tuffeau stone, as are the still visible traces of old openings. The front façade of the extension boasts a large picture window.
To the rear of the house, beyond the patio surrounding it, lie the grounds with a swimming pool. The entire property is enclosed by shale walls.
The residence
The ground floor
The entrance opens into a lounge, leading, on one side, to a kitchen in the lean-to and, on the other side, a dining room, which is followed by a sitting room and a conservatory-like space in the extension. The flooring is paved with terracotta tiles and there are exposed beams in most of the rooms, all of which open directly onto the outside. The entrance lounge, dining room and sitting room all have tuffeau stone fireplaces. The one in the dining room boasts a remarkably crafted overmantel, while the one in the entrance lounge dates back to the 15th century. Furthermore, the dining room boasts two oak furniture units opposite each other. The entrance lounge also houses a separate lavatory, a staircase and an elevator. A shower room with lavatory, a utility room and a boiler room can be found in the extension.
The first floor
A corridor leads to three bedrooms. Two of them share a shower room with lavatory. The third is adjacent to a bathroom with a lavatory and cupboard space. The flooring is paved with terracotta tiles in the corridor and there are exposed beams throughout this level. All the bedrooms have tuffeau stone fireplaces.
The second floor
The landing leads to a bedroom that can be reached from a hallway, which also leads to a shower room, with a lavatory, as well as another bedroom. An adjacent upper floor lounge can also be used as a bedroom.
