In the Pays de la Loire region, along the edge of the Sarthe, Mayenne and Maine-et-Loire departments, as well as ten minutes from the town of Sablé-sur-Sarthe, the mill is located on the outskirts of an old village, at the end of a small road with a river on one side and houses surrounded by their verdant gardens on the other, while the picturesque countryside extends from the riverbank all the way to the horizon.
Known for its rich architectural and cultural heritage, the region is also easily accessible via the high-speed rail station in Sablé-sur-Sarthe, which makes it possible to reach Paris in one hour, while the slip roads to the A81 and A11 motorways are approximately 15 minutes away and the Nantes international airport is accessible in less than two hours by car.
Lastly, the nearby village boasts a bakery and a restaurant, whereas, two kilometres away, another village features all shops and services for daily life, including banking establishments and a medical centre.
From the village, a road, followed by a lane, descend towards the mill, perched on the banks of its millrun and a river, beyond which meadows, surrounded by trees, extend in all directions. As for the property, it is accessible via a white wooden gate, which opens on to a cobblestone courtyard with the dwelling on one side and, on the other, a garden and swimming pool, while a walkway over the millrun provides access to the sluice gates.
Completely renovated and made up of two buildings, the mill's three-storey square-shaped main wing features pointed stone exteriors cadenced by windows and doors, some of which are arched with brick surrounds, as well as a gable roof punctuated by two gable dormer windows. In addition, an open loggia, facing west, looks out over the courtyard and river, whereas a smaller, two-storey rectangular wing, also with pointed stone exteriors, is crowned with a gable roof and two dormers as well.
The Mill
The ground floor
On the southern side of the building, a door opens on to a foyer that gives on to a kitchen with direct access to the garden as well as the living area. The latter, with a floor area of approximately 50 m², is used as both a sitting room and dining room and is organised around a giant millstone, whereas a window provides glimpses of the waterwheel under the building with its well-made solid wood structure.
With terracotta tile floors, light-colour walls and white window/door frames throughout this floor, last, but not least, the foyer provides access to the dwelling's other wing, which contains a furnace room, a wine cellar with brick wall-mounted bottle racks and tilted shelves, as well as a garage, which also gives on to the street.
The first floor
A landing leads to an immense open loggia with views of the village, the garden and river, whereas, on one side, a large living room, with approximately 80 m², triple exposure and a cathedral ceiling, has been organised into several different spaces with a snooker table, a contemporary fireplace and a grand piano, respectively.
As for the other side of the landing, the main suite, of approximately 40 m², abuts a large bathroom with an exotic hardwood floor as well as a wardrobe.
The second floor
